Again, pricing your home realistically is a key factor!

There are two reasons a short period of time is important.
Obviously the faster your home is SOLD the less stress incurred, however, more importantly, buyers tend not to negotiate as strongly on a property that has been listed only a short period of time.  When a listing is considered "old" most often this attracts low offers, therefore less money.  How confidently would you feel negotiating $10,000 to $15,000 on a property that has only been listed for 1 week?  Now... how would you feel about offering that same price when the property has been listed for 2 months?

An important factor regarding stress is the communication between the vendor and the agent.  A lack of communication definitely  creates stress for these reasons:

• Not knowing the response of the purchasers after your home has been shown
• Not knowing of the changes in the real estate market place or possibly what the house down the street sold for
• Not knowing whether or not your agent is ALIVE!
